Q Can I build my own house on the land?

Q What does the 3,000 THB monthly fee cover?

The monthly land maintenance fee covers shared infrastructure within the project: common area maintenance, road upkeep, security services, drainage and utilities coordination, and overall environmental maintenance. It does not include your personal electricity, water, internet, or property tax โ€” those are billed separately and remain your responsibility. The fee is transparent, predictable, and contractually fixed.

Q What if I want to leave or sell my lease right?

The 30-year lease right is transferable, subject to the terms in your lease agreement. You may assign or sublease your right (with the lessor's consent), or transfer it to family members and heirs.
